1. Why should I use a realtor to sell my house?
It may seem, especially in a seller's market that paying a realtor is an unnecessary expense. Not so. A good realtor has intimate knowledge of the local market and of comparable properties. They will save you time by only showing your home to genuine, qualified buyers, and will take care of showings and open houses. Your realtor will arrange viewings and take care of the paperwork for offers and counter offers. They can also offer advice on staging your property to attract top dollar.
2. Do I need a lawyer?
While it is not legally essential, we strongly advise clients to get legal representation - buying a house is a major investment; we want to make sure you have been well advised and are protected.
3. I'm not resident in the Cayman Islands; can I purchase a property here?
Yes! There is no restriction on foreign ownership of property in the Cayman Islands.
4. How much is stamp duty and does everyone have to pay it?
Stamp duty is currently 5 percent for Caymanians and 7.5 percent for residents and foreign investors (minus the assessed value of chattels). First time Caymanian Buyers also enjoy reduction and in some cases the entire stamp duty waived. In addition there are stamp duty concessions for some properties in Cayman Brac. 5. Are all of your properties sold furnished?
Generally, yes, previously owned properties will include furniture.
6. Where can I get a mortgage to complete my purchase?
All of the major banks in the Cayman Islands offer mortgages to qualified buyers; our agents can recommend a bank if needed.
7. Do I need to get a home inspection before buying, and if so, whom should I use?
We recommend that every purchaser get a home inspection before completing their purchase, and this is often a condition on their offer. It should be noted that property purchase in the Cayman Islands is “buyer beware”; there is no option for making claims against a seller at a later date. We will be happy to make a recommendation of a reputable inspection company who will supply you with a thorough report.
8. I am coming to live on the island with three school-age children – can you recommend a place to live that will be in the catchment area for good schools?
Newcomers are obliged to enroll their children in a private school and there are no ‘catchment’ areas for these. There are many excellent ones.
9. Can I purchase land and build my own home?
Yes! There are many lots available in most areas of Grand Cayman, as well as in the Sister Islands, and there is a wide choice of architects and builders for you to choose from. An additional advantage to building your own home is that stamp duty is only charged on the value of the land, significantly reducing that particular expense.
10. How will I know I’m paying a fair price for my home?
